Landlords need to ensure that electrical installations and any electrical equipment they provide are safe for tenants to use.
The fixed electrical installation is assessed through an Electrical Installation Condition Report, commonly called an EICR. Portable appliances supplied with the tenancy may be managed separately through visual inspection, testing and suitable maintenance records.
Examples can include kettles, microwaves, lamps, televisions, washing machines, fridges and other plug-in equipment included with a furnished property.
